Plans can be altered and resized to fit everyone. We offer customizations, as well as bespoke plans. We can help you design the tiny home of your dreams.
Contact us for more information regarding custom plans or conversion of an existing buildings, such as a shed or a garage, into an additional dwelling unit (ADU).
PERMITS.
You need the following documents/information to obtain a building permit for a tiny home on Ontario:
Construction drawings stamped by a qualified designer
Structural engineering for some specific elements
Design of the heating, cooling and ventilation system
Building Permit Application, including; application fees and development charges
Energy Efficiency Design Summary (EEDS)
Builder’s Home Construction Regulatory Authority (HCRA) registration number for the new home warranty (not required for DIY projects)
Site plan
Additional approvals may be required, depending on the municipality and your specific site
Site Plan Application (SPA) and associated fees
Minor variance or other zoning approvals and associated fees
Grading plan completed by an Ontario Land Surveyor or Engineer
Septic system design
If your tiny home is built off site, you will need either CSA approval or a partial building permit application to ensure the tiny home has been inspected and conforms to the Ontario Building Code
As you can see from this list, the home may be tiny, but the approval process is regular sized. We have experience navigating the process.
WHAT YOU GET.
A team member will reach out to you (typically next business day) at the contact information you provide to go over any site-specific details. This final step is the main difference between us and the competition. You aren't just purchasing a set of design drawings. The final product you will receive is a stamped set of plans from a BCIN-qualified designer and a building permit in your hands!* This includes the following:
Floor plans
Elevations
Structural framing plans
Elevations
Sections
Details
Door and window schedules (size and type of windows and doors)
Wall, floor, roof schedules (describe in detail the construction of these assemblies)
Electrical layout plans (Shows the location of lights, switches and receptacles)
Heat loss/gain calculations which provide the size of heat pump you need for your heating and air conditioning.
Ventilation system design
At checkout, you will have the option to purchase additional services which may be needed for your building permit application, or can provide extra value to you during your tiny home living journey. Don't worry if you aren't sure of what you need. You will receive your drawings immediately upon checkout so you can get started on pricing, ordering materials or working with your contractor. Our team will review your order and your details to make sure you have everything you need for your building permit, either through us directly, or another trusted service provider. A detailed description of each additional service available will be provided.

OUR GUARANTEE.
As all our plans are certified and stamped by a BCIN (Building Code Identification Number) qualified designer. We guarantee the plans provided are Ontario Building Code compliant. If your municipality identifies any building code issues with the drawings, we will resolve those deficiencies or work with the municipality to clear up their concerns.
It is very important that you understand your local planning and zoning regulations, and you have consulted with your municipality to ensure you are able to proceed with your project from a zoning or planning perspective prior to purchasing our plans. Once purchased, you assume liability for compliance with zoning regulations. That being said, we do offer support so you can be confident in your purchase.
